Our design and engineering expertise helped our client realise their vision to transform the centre of St Austell.
White River Place in St Austell provides a modern retail and leisure hub set within traditional style streets that create a natural extension to the existing town centre.
Spread over five acres, the mixed-use scheme includes 14,400m² of retail space, restaurants and cafes, a four-screen cinema, 69 homes and a 550-space underground car park.
Cornwall’s largest town, St Austell is just two miles from the Eden Project which was also built by the company and has played a major role in the economic regeneration of the area.
Prior to works starting on site, our team redesigned major elements of the project to help develop a commercially viable scheme. This included moving the basement car park footprint away from the dolerite rock bed and redesigning its layout. We also helped rationalise the choice and detailing of the external envelope.
The project used local subcontractors, suppliers, labour and materials where possible. All the 120,000 bricks came from South Devon and the project used locally sourced stone. The scheme’s 370,000 blocks are made with secondary aggregate from nearby clay mines and were delivered on reusable pallets.
The site was also used as a learning resource, with a strong emphasis on training and skills. Our office set up included a dedicated classroom where we helped deliver construction courses for local college students.
White River Place was named among the best sustainable developments in the UK, winning the BREEAM Retail Award 2010.
The centre is one of only a handful of retail schemes in the UK to have been awarded a BREEAM “Excellent” rating, the assessors praising the project for the host of sustainable measures implemented by the site team and hailing it “a development that will show the rest of the country the way forward”.
The project was also awarded Gold in the Considerate Constructors Scheme Awards 2010, the judges noting the emphasis placed on safety, the “exceptional standard” of staff facilities, and the project’s clear commitment to encouraging women to join the construction industry.
White River Place was named Regeneration Project of the Year at the Insider’s 2010 South West Property Awards. The judges called the scheme a “genuinely transformative retail-led regeneration that is already delivering for St Austell”.
