General Information

Providing open-plan office accommodation for 2,000 staff from Rochdale Metropolitan Borough Council and its partner organisations, this new civic building stands on a landmark riverside site in Rochdale town centre.

The scheme includes a new customer service centre and library as well as a café and restaurant space.

A significant value engineering exercise achieved considerable savings through a process of rationalisation, the development of alternative solutions and the sourcing of alternative suppliers and materials.

One of the project’s biggest challenges involved rebuilding 220m of river wall. Following installation of a cantilevered sheet pile wall and construction of a temporary dam to divert the river’s flow around the works, the wall was taken down and cleaned before being rebuilt along the existing line.

While the building’s original design was for a fully in situ frame, a visit by our client to our Manchester Metropolitan University Business School project resulted in the selection of the same energy saving pre-cast floor slabs used in the university building.

The project provided employment training in support of Rochdale’s J21 initiative, which works to help local businesses and people secure construction related employment and contracts on major developments.

Local contractors made up some 70% of those used on the project and local labour accounted for 30% of the workforce.

Following handover we undertook an additional furniture, fixings and equipment package.

Number One Riverside was named the ‘Best of the Best’ at the British Council for Offices (BCO) Awards 2014, also winning the Corporate Workplace category.

The development won the Mixed Use category at the 2013 Concrete Society Awards, the judges hailing it an “excellent high quality building”. The development received the RICS NW Design by Innovation award and was named Greater Manchester Chamber of Commerce’s Building of the Year.
